Sla Awards Tender Moulmein Road Site Country City Investment

Revitalization of 2 Moulmein Road

The Singapore Land Authority (SLA) has successfully awarded a significant tender concerning a heritage property cluster located at 2 Moulmein Road. This master tenancy, encompassing over 40 buildings with a substantial gross floor area of 139,700 sq ft, has been secured by Country City Investment. This site, steeped in history and formerly known as Middleton Hospital and later the Communicable Diseases Centre, promises a dynamic future under its new custodianship.

Country City Investment, a seasoned entity in real estate development renowned for their work on the Dempsey Hill lifestyle enclave, has committed to a transformative vision for the site. They plan to integrate the historical essence with modern functionalities, focusing on creating spaces for community, recreation, and cultural engagement. The proposed development will feature diverse zones catering to all ages, with facilities for dining, wellness, education, and pet-friendly environments.

Preserving Heritage While Inviting Modernity

The property, which has evolved significantly since its establishment in 1913, was returned to state hands in 2023 after ceasing operations as a communicable disease hub in 2018. With a rich narrative, the site’s redevelopment plans include maintaining the architectural integrity while introducing elements that foster community interaction and enjoyment. This initiative by Country City Investment is poised to elevate the locale’s appeal, blending heritage preservation with sustainable modern use.

Conveniently situated near the Novena area and within proximity to the Novena MRT Station, the site’s accessibility is an added advantage. This redevelopment is expected to enhance the local community significantly, providing an array of amenities and services designed to meet modern urban needs.

The bidding process for this project was competitive, with Country City Investment winning the tender with a monthly rental bid of $388,800, slightly higher than the nearest competitor’s bid. This five-year master lease also includes an option for a four-year renewal, indicating a long-term commitment to the site’s development.

In a recent development, the Telok Blangah Road Condo GLS project has also garnered attention, highlighting the ongoing interest and investments in Singapore’s residential and heritage property sectors. Such projects reflect a balanced growth approach, respecting historical sites while aligning with contemporary living needs.

The planned opening of the revamped 2 Moulmein Road site is slated for the first quarter of 2027. Dylan Soh, the business development manager at Country City Investment, expressed enthusiasm about creating a destination that not only respects the site’s heritage but also promotes a sustainable and inclusive environment for the community.
